Why should I use The Property Styling Company?

We are a professional experienced company with a sound knowledge of ‘what works and what doesn’t’. Property Styling and Interior Design should be seen as investment that can potentially lead to significant financial returns. What is property styling?

Property Styling; Home Staging, Property Staging, Property Presentation, are popular descriptions used for explaining the practise of preparing a property for a faster sale or let and to achieve the highest price. The process differs from conventional interior design in that a property is styled to appeal to the widest possible audience and not personalised to suit the individual requirements of the owner.

What does the procedure involve?

We will visit your property or development for an initial consultation and overview. The process is likely to take up to two hours as we talk through your plans and requirements. During the appointment, suggestions will be made, problems highlighted and an action plan can be agreed. A detailed written report can be sent through if required, within 7 days, expanding on the ideas discussed at the time. If further work is agreed then quotes and schedules will be included in the report as well. When we come to furnish and style your property, we arrange the furniture to add definition to each room and bring in accessories to enhance the look and feel of the space; rugs, mirrors, artwork, bed-linen etc. All the furniture and accessories used are available to buy or rent if required.

Is it the same as Interior Design?

Interior design is used to create a desirable, personal space for the owner of the property and tailored to meet their individual needs and requirements. Property styling is about de-personalising, styling an interior to appeal to as many viewers as possible, making good use of the items already there and re-using the owners furnishings and accessories where feasible to create more of a ‘show-home’ environment.

What are the benefits of Professional Property Styling?

A professionally styled property creates a great first impression and increases the likelihood of the viewer wanting to buy or rent! It will look better on the property websites and more appealing in brochures. Property Styling gives you a huge advantage over un-styled homes, improves property appeal, attracts a wider buying audience, increases saleability, selling prices and reduces the amount of time a property stays on the market.

Can I do it myself?

Once you have read our action plan there is no reason why you couldn’t style your own property. We provide a fresh perspective and having no emotional connection with the dwelling, we can give you an objective, unbiased, view point. By noticing things that could prevent viewers from making an offer, or highlighting areas that are potential deal breakers, the hardest part will have been tackled, leaving you to organise the finishing touches should you so wish. However, it is a very time consuming process and your attention to detail might not be as good as the service we can offer! Our experienced stylists will select furniture and accessories to appeal to your target market, create the ‘wow’ factor and give 100% to the project to ensure the property looks as good as it can. We can also arrange for professional photographs, virtual tours and property promotions should you require them.

How much will it cost?

A Home Sale Consultation will cost £375 for properties up to 4 bedrooms. A one day Re-style will cost from £450 plus the cost of any furniture or accessories chosen. Furniture/accessory rental packages are available from £185 per week for a 1 bed house/apartment. The overall project costs for styling your home or property will be much less than your first price reduction! We suggest considering an investment of about 1% of the asking price. However, depending on the current condition of the property, decorative style, furnishings, etc it could be much less. A couple of our clients have only needed to spend approximately £150 on some new bedding plants and doormats to achieve a quicker sale and for the full asking price. Every project is priced individually depending on the amount of work needed to achieve the desired effect.

When do I pay?

Initial consultations are to be paid in full either before or on the day of the consultation. For follow-on services, 50% of agreed fees and the full cost of any goods or materials being used or purchased is required before work can commence. Unfortunately we are unable to start work until the funds have been cleared. On completion of the job the remaining 50% will be charged.

How long will it take?

Our initial consultations take approximately 2hrs; from there the project could evolve into a couple of hours re-styling work, a one day makeover or a complete restyle/refurbishment. A complete Property Styling or Show Home project is likely to take between 1-3 weeks from design to installation. This would include sourcing and buying items right through to dressing the property. Most furniture installations are completed in one day.

What other services do you offer?

As Property Stylists & Designers we are able to offer a wide range of interior services, whether you are looking to move or just improve. We offer stylish and practical solutions for all properties, from simple colour consultations through to full refurbishments, working on projects from 1 room to an entire building to help you achieve your desired affect. Along side our interior work we can also provide a Property Minding Service for those with second homes or properties that are awaiting exchange or completion & a Home Concierge Service for ‘time poor professionals’ to delegate jobs such as, buying items for the home, organising cleaners, dealing with trades people etc. We will organise a 'rental refresh' for properties that have been Let or begin with the installation and set up if you have student houses, holiday acccommodation or serviced apartments.

Can I rent furniture and accessories?

Yes! We offer full Show Home furniture packages to rent. Our stylists will assess your property and put together a quote to include, lighting, accessories, furniture, bed-linen and even garden pots and patio sets if deemed necessary. The minimum rental period is usually 12 weeks allowing for the typical time it takes a property to get to exchange or completion. However, this might not be appropriate for every circumstance and in some cases we will arrange for shorter rental terms.
