How can you benefit from Property Styling?
A professionally styled property will save you time and money! We know where to shop, what suppliers to go to and how to put it all together. If you are selling or have a property to rent, we can create the very best first impression and increase the likelihood of your viewers putting in an immediate offer.

Property Styling gives you a massive advantage over un-styled homes, improves your property's appeal, attracts a wider buying audience, increases saleability, selling prices and reduces the amount of time your property stays on the market.
What does the procedure involve?
We will visit your property or development for a Home-Sale Strategy meeting and overview. The process is likely to take up to two hours as we assess your property, talk through your plans, requirements and your budget.
During the meeting suggestions will be made, problems highlighted and an action plan drawn up. A detailed written report will be sent through to you within 7 days, expanding on the ideas discussed at the time and considering all aspects of your property marketing.
To guide you through the viewing process and increase your chances of securing a buyer, we will design a personalised plan to ensure you know which rooms to show your viewers first and, how to walk them around your property whilst showcasing your property's best features.
If further work is agreed then quotes and schedules will be included in the report as well.
Staging a property for sale or rent needn't involve purchasing any new items or accessories, we will work with what you have. However, often a few new towels or decorative items are suggested to improve your property's overall look. When we come to furnish and style your property we arrange the furniture to add definition to each room and where necessary bring in accessories to enhance the look and feel of the space; rugs, mirrors, artwork, bed-linen etc. All the furniture and accessories used are available for you to buy or rent if required.
What will it cost you?
Every project is priced individually, depending on the amount of work needed to achieve your desired effect and the level of service you require.
As a guideline we suggest you consider an investment of about 1% of the asking price for upgrades, depending on the current condition of your property, decorative style, furnishings etc. Major works are not always necessary and some of our clients have only needed a new house sign or bedlinen, spending less than £100 on styling costs, to achieve a faster sale.

How long will it take?
Our initial strategy meetings take approximately 2-2.5hrs depending on the size of your property. From there, should you decide to enlist further services, the project could evolve into a couple of hours re-styling work, a one day makeover, styling for photographs or a complete restyle/refurbishment of your property. Most furniture installations are completed in a day.
Can you DIY?
Once you have read your personalised action plan there is no reason why you couldn't carry out some of the styling on your own property.
However, Property Styling is a very time consuming process and your attention to detail might not be as good as the service we will carry out for you. By providing you with a fresh perspective and having no emotional connection with your home, we can work from a totally objective, unbiased viewpoint. Noticing things that could prevent your potential buyers from making an offer or, highlighting areas of your home or marketing strategy that are possible deal breakers, the hardest part of the project will have been tackled for you.
Market analysis is a vital part of the process and by working out your target market, selecting the best Estate Agent for the job and considering each aspect of your property's promotion, we ensure that all your bases are covered.
We will select furniture and accessories to appeal to your target market, help create the elusive ‘lifestyle' factor and give 100% to the project to ensure your property looks as good as it possibly can. Professional photographers, virtual tours, property advertising, property websites, cleaners, gardeners, handymen/women, decorators and estate agents are all additional contacts we can supply or put you in touch with.
When do you pay?
The fee for your Home-Sale Strategy meetng, is due in full, on the day of the appointment. Where additional furniture and accessories are being provided or purchased for you; 85% of the estimated costs of the goods/materials is required before work can begin. Unfortunately we are unable to start work until your funds have cleared. On completion of the project, the remaining 15% will be due immediately.
Can you rent furniture and accessories?
Absolutely! We will assess your property and put together a personalised quote to include, lighting, accessories, furniture, bed-linen and even garden pots and patio sets if you need them. The minimum rental period is usually 12 weeks allowing for the typical time it takes a property to reach exchange or completion. However, this may not be appropriate for your circumstances and in some cases we will arrange for shorter rental terms.
Subject to availability, you can rent full Show Home furniture packages, individual room packages or simple accessory packs to complete the styling of your rooms.

We work hard to maximise your property opportunities, whether you are looking to achieve a quick sale at a higher price, increase your rental income or make your new property feel like 'home'.
We offer stylish and practical solutions for all properties, from simple colour consultations through to full refurbishments, working on your projects from 1 room to an entire building to help you achieve your desired affect. If you own a rental property you can involve us from the beginning. We can help you with decoration through to installation - furniture sourcing, buying and full set up for student houses, holiday acccommodation or serviced apartments. At the end of the Let, we can organise a full 'rental refresh' so your property always looks good and is the first to Let again and again.

What areas of the country do we cover?
We predominantly work throughout South West England and South Wales but are frequently found dashing up and down the M5 to Devon & Cornwall or travelling along the M4 corridor.
Very happy to consider jobs from outside our immediate area, we can also offer a virtual service or, if necessary, we will refer you to a Professional Property Stylist in your area.
